The Toronto Regional Real Estate Board (TRREB) released its official figures for October 2026 on November 4, 2026. Across the Greater Toronto Area, sales and new listings were both lower than a year ago, and benchmark prices continued to soften. Closer to home, the picture in Oakville and Burlington was notably steadier than the GTA as a whole, while Mississauga tracked closer to the regional trend.
Here is what the October 2026 data shows, and what it may mean for your plans.

What this means for sellers
Months of inventory measures how long current listings would take to sell at the recent pace of sales. At 4.9 months in Oakville and Mississauga, buyers have time to compare, and a home’s pricing, preparation and presentation carry real weight. Burlington’s 3.6 months points to a somewhat tighter market. In every case, the right list price and launch strategy depend on your street and your property, not the regional average.
What this means for buyers
With average sale prices running at 95% to 97% of list price across these three markets in October, buyers continue to have room to negotiate. Pair that with a current mortgage pre-approval and a clear sense of the neighbourhoods that fit your long-term plans, and you will be well placed to act when the right home comes along.
